Sun Lakes Arizona is a magnificent master planned community with 9960 homes. It is comprised of five country club style communities governed by three homeowner’s associations; each with their own golf course. A generous assortment of world-class amenities and social activities cater to the residents in this age-restricted community. Sun Lakes Arizona is in a great location just south of Chandler and about 24 miles from downtown Phoenix. The community is conveniently located within minutes of I-10, the 101 and the 202 loop. Gilbert, Mesa and many popular shopping outlets in Chandler are a short drive from the community. The community of Sun Lakes Arizona is unincorporated and located in Maricopa County. The eastern portion of Ironwood lies within the city of Chandler.
Five neighborhoods, including Oakwood, Ironwood, Cottonwood, Palo Verde and Sun Lakes Country Club make up the Sun Lakes Community. Each neighborhood community has a unique look and feel. The original community is Sun Lakes Country Club (SLHOA1), which is a non-gated community that was started in 1972. Cottonwood and the Palo Verde communities collectively contain 3,809 homes and share the same home owner’s association, Cottonwood Palo Verde (SLHOA2). Both the non-gated Cottonwood and gated Palo Verde neighborhoods offer private golf courses and restaurants. Ironwood and Oakwood neighborhoods located north of Riggs Road are gated. They share a common association which is known as IronOaks (SLHOA3). IronOaks offers an upscale collection of homes. The golf courses and restaurants are open to the public.

Each of the three homeowner associations has facilities that include fitness centers, restaurants, hobby rooms, swimming pools and ballrooms. The grounds are joined together by miles of walking and biking trails, scenic parks, fishing lakes, bocce ball courts and tennis courts. The Sun Lakes clubs and interest groups provide a great outlet for like-minded residents to gather with other homeowners who share similar passions. Each HOA’s website is continually updated to inform residents of the latest fun activities, educational classes and exciting trips. Each association has an activities director and dozens of social and service clubs. Participate in continuing education classes, arts and crafts, volunteer opportunities, performing theater and musical groups. Each association has an on-site activities director who coordinates dozens of cultural, sporting and travel events, as well as a constant stream of exciting entertainment.

The master plan community of Sun Lakes Arizona was built over a 30-year period. As a result, home styles and prices vary dramatically. Some buyers prefer reasonably priced older homes while others choose more newly constructed homes with more modern floor plans and desirable upgrades. Home buyers can choose from a wide variety of attached villas or townhomes, single-family or manufactured homes that range from approximately 1,000 to 4,000 square feet. There are numerous floor plans. Many of these floor plans offer several different configurations which make the choices almost limitless. Associations fees vary in each HOA and most can be are paid monthly, bi-annually, or annually. Homeowners, who choose an attached Villa or townhouse, enjoy additional exterior maintenance provided by the association with an additional condo fee each month.

The Sun Lakes community has impressive emergency response units with coverage by two fire stations, volunteer Sheriff’s Posse, and Maricopa County Sheriff’s Department personnel.
Sun Lakes is located in Central Arizona just south of Chandler.
